Regular Board Meeting Minutes

Call to Order:  9:00 am via Zoom

Attendees: Ralph Tepel, Steve Wimbush, Kathleen Ashburn, Jamie Ponder, Eric Hedges, Carol Hassebrock

Greet guests: Will Lofdahl, Glenn Bailes, Cathe Weeks

 

Minutes of February 24, 2024 Board Meeting board meeting as emailed. Motion to approve by Steve Wimbush, second by Ralph Tepel. Motion carries.

Financial Report as emailed. Motion to approve financial report by Kathleen Ashburn, second by Jamie Ponder. Motion carries.

 

Committee Reports:

            Facilities:  We had a roof leak above unit 248, Nolan has repaired the roof. Derek has opened the ceiling and it has been dried out, moisture measurements confirm that it is dry. Ceiling has been replaced. The storage unit for this unit had some moisture in the ceiling, we are monitoring and will repair it as needed.

 

Leak in closet in 225, it has been opened up and confirmed dried out. Doors were caulked which we believe is the source.

 

Lights at end of the driveway have been repaired, cost will be passed along to the responsible party.

 

Unit 238 stairs repaired.

 

Tom fixed 239 stairs.

 

Ziply has pulled and terminated fiber in all buildings.

 

             Lawn/grounds:  Jamie Ponder. Beginning the start up for the season, mowing and edging has started, irrigation in another month pending weather, some irrigation repairs expected.

 

Old Business:

            Insurance Quote. Country Financial has declined to cover us.

            Letter to BBW&S. Ongoing discussion

            Treasurer position vacancy. Tabled.

 

New Business

            BBQs. Ralph will send a reminder that we cannot use balconies due to insurance requirements.

 

            Lawn Contract. Jamie has three quotes for our landscaping which expires April 1. Motion by Kathleen Ashburn to contract with TW, second by Ralph Tepel. Motion carries.

 

            May Clean up. May 18.

 

Discussions with Bookeeping Solutions to allow credit card payments for HOA dues. There will be a convenience fee which is charged to each individual owner.

 

Cathe Weeks agreed to update resident info relative to car registration, etc.

 

Steve has worked on reserve study. He has a quote for $2,700. Motion by Steve Wimbush to contract with Association Reserves to complete our reserve study for $2,700, second by Jamie Ponder. Motion carries.  

 

                       

Executive Session:   Issue with dogs not on leash.  Aging report

             

Out of Executive Session:  Action from Executive Session. Ralph to send reminders on dog leash requirements and individual note to owner of dog that is habitually off leash  and harassing people.
