Regular Board Meeting Minutes

Call to Order: 7:30pm via Zoom
Greet guests:
Minutes of June 1, 2024 Post Annual Meeting Board Meeting board meeting as emailed. Steve Wimbush motioned to approve, second Sandi Mehl. Approved.
Financial Report as emailed. May financials are not available this early in the month.

Facilities:
Lawn/grounds: Jamie Ponder Bldg 2 shrubs are being looked at. Sprinkler system continues to be commissioned. Board has agreed to bring out the patio furniture before Memorial Day and returning inside after Labor Day.
Old Business:
BBQs Carol to contact SSC for a dumpster for disposing BBQs. Letter to go out to remind Owners/Residents
Reserve Study – Waiting on Associations Reserves to schedule site visit
Parking Lot Sealing - Need to eliminate the weeds/moss in cracks prior to sealing. Getting a 2nd quote from Huizenga
Painting – Working on getting a second quote
New Business
Meeting with Insurance Agent - Main drivers of high insurance rates is the cost for re-insurance, lots of water claims. Highly recommend having electrical and plumbing looked at by licensed electricians and plumbers or engineers with a formal report detailing the assessment of our facilities and recommendations for work needed to be sure we are up to code and not a risk. Motion to appoint Moe and Carol to an Insurance Subcommittee to look at insurance options. Moved by Sandi seconded by Kathleen. Carried.
BBQ Subcommittee – A nice BBQ was loaned/donated to the Association for use in the patio by the pool. This is temporary solution until a more permanent solution is developed.
Pool Humidity – There is a product that is benign that will be reduce heat loss and evaporation losses and reduce humidity in the pool room. Ed, our pool maintenance man is familiar and says it is not expected to impact the operation of the pool equipment.
4th of July – Need volunteers to man the entrance with cones to prevent outsiders from parking in the parking lot. This has worked well in previous years. A letter will go out looking for volunteers as well as warning that no fireworks are to be set off on Association property. Reiterate no BBQs.
