Regular Board Meeting Minutes

September 17, 2022

Call to Order:  12 noon via Zoom

Attendees: Steve Wimbush, Felecia Sutton, Ralph Tepel, Eric Hedges, Carol Hassebrock (ex oficio)

Greet guests: None

Minutes of August 20 as emailed. Eric Hedges motion to approve as amended, second by Steve Wimbush. Approved as amended with Eric Hedges removed as an attendee.

Financial Report as emailed. Motion by Steve Wimbush to approve financial report as presented, second by Felecia Sutton. Approved.

Committee Reports:

            Facilities:  Ralph Tepel gave an update.

                        Building 2 parking light repair,  Gutters in buildings 1 and 2

                         Lawn/grounds:  Jamie Ponder/Felecia Sutton

Old Business:

            Flood/frozen pipe repairs progress report.

            Handicap parking report

            Status on Windows/Patio Doors

            Meeting with Birch Bay Water and Sewer

New Business

Motion by Felecia to approve $950 to hire A1 gutters to clean gutters targeted gutters in all three buildings, second by Steve. Approved.

2022-2023 Insurance Information.  Do we want to insure pool and clubhouse for flood?  Final Insurance packet information will be sent to Board by email for comments and affirmation prior to 2022-2023 insurance approval by Ralph and Felecia. Ask insurance company for a quote.

Executive Session: Delinquent dues/assessments, Pool Incident report
