MINUTES: January, February and Special Meeting – March 7th, 2009, accepted as presented. All in favor

FINANCIAL REPORT: Carol presented the budget. Accepted as presented. All in favor.

COMMITTEE REPORTS:

1) BUILDING MAINTENANCE: 
Wayne reported that repair projects on Building II and two stairwells on Building 1are complete for the time being. . Two bids were for painting the areas were reviewed. The bid was awarded to Dwayne Vis Painting, the lowest bidder. Painting will begin as soon as weather permits. All in favor.

Wayne gave his monthly update on the complexes maintenance and repair needs. 


2) GROUNDS: 
Deanne reported the gardening has started but there is an excessive amount of work that will require additional time outside of the contract to complete. 

3) SALES: 3 units for sale.


OLD BUSINESS:

1) LEGAL UPDATE: 
A letter from Chmelik, Sitkin and Davies regard a possible law suit for siding on Bldg II against Halldorson Construction was handed out. A discussion was held. A motion was made to stop action. All in favor.

Carol continues to be in contact with Birch Bay Water and Sewer, reporting that the report from the appraiser is completed and in the process of being reviewed by the lawyer.

2) CLARIFICATION OF CCR DEFINITION OF “BUSINESS”: tabled

3) DRAFT OF HOUSE RULES: 
The committee set up at the February Board Meeting presented a draft for summary of the House Rules. A discussion followed. Tabled for April Meeting


NEW BUISNESS

1) Report from Washington State Condo Association: 
Janet had attended a meeting for the Washington State Condo Association concerning Reserve Studies. Some information was handed out and Janet has agreed to further look into the possibilities of having a professional Reserve Study. Tabled for further discussion in April.
